Buying Australian Property from Indonesia: A Guide for Indonesian Investors

Australia is a natural investment destination for Indonesian buyers. Geographic proximity, strong trade and cultural ties, a large Indonesian community in Australian cities, and a well-established reputation for stable property markets make Australia one of the most accessible and understood offshore investment options for Indonesian investors.

Why Indonesian Buyers Look at Australian Property

Indonesian investors are motivated by asset diversification, education connections, and currency stability. Holding AUD-denominated property provides protection against IDR depreciation and gives investors exposure to a market governed by transparent law, clear title registration, and independent dispute resolution.

Perth, as Australia's closest capital city to Indonesia, has historically attracted Indonesian buyers. Melbourne and the Gold Coast, however, now dominate Indonesian buyer activity, driven by education connections (Melbourne) and lifestyle appeal (Gold Coast).

Foreign Investment Rules for Indonesian Buyers

Indonesian buyers who are not Australian citizens or permanent residents must comply with FIRB requirements and are generally restricted to purchasing new residential property. FIRB approval is required and is typically obtained within 30 days for standard residential purchases of new homes and apartments.

Costs for Indonesian Buyers

The foreign buyer stamp duty surcharge applies in all relevant states. In Victoria, the FPAD is 8% of the purchase price. In Queensland, the AFAD is also 8%. Total acquisition costs should be budgeted at 12–15% of the purchase price in Victoria and 12–14% in Queensland, covering all duties, FIRB fees, legal costs, and any financing costs.

Popular Locations for Indonesian Buyers

Melbourne's CBD and inner suburbs are popular with Indonesian students' families and investors seeking capital growth in Australia's most liveable city. The Gold Coast attracts lifestyle-motivated buyers who value the beach environment and the city's resort-style new apartment stock. Perth retains relevance for buyers with business connections to Western Australia.
